Tiger 11 today announced the launch of a strategic partnership to evaluate the development of a next-generation district-scale motorsports and mixed-use destination in the greater Cancún market, in collaboration with Tierra y Armonía and Synergy Modular. The initiative will assess a phased, real estate-led model designed to combine premium motorsports experiences with year-round hospitality, entertainment, and community-serving uses, creating a new platform for live events, tourism, and long-term value creation in the Mexican Caribbean.

The exploration is centered around KULKANA, a “microcity” in Cancún developed by Tierra y Armonía. The overall potential of the land under strategic exploration is nearly 1,800 acres (730 hectares). KULKANA itself is an under-construction community across approximately 750 acres (300 hectares), integrating residential and mixed-use lots alongside extensive open space, with an emphasis on walkability and multimodal mobility.

Tiger 11 will focus on development strategy, global partnership architecture, and commercial outreach, bringing together best-in-class operators and anchor tenants across hospitality, destination retail, food and beverage, live entertainment, mobility, automotive, experiential technology, and aligned institutional capital.

Synergy Modular will contribute modular/offsite delivery expertise intended to support efficient, scalable development across a multi-phase master plan.

Tierra y Armonía will contribute local development leadership and master-planning experience rooted in decades of delivering planned communities and large-scale real estate projects across Mexico.

KULKANA’s positioning reflects what destination developers increasingly prioritize: access, infrastructure, and the ability to program a district at scale. KULKANA is five minutes from Cancún International Airport and approximately three minutes to the local Tren Maya station, as well as connectivity to regional destinations and major corridors.

The parties emphasize that this announcement reflects an exploration phase. Any future development would be subject to ongoing diligence, commercial agreements, environmental and community considerations, and applicable permits and approvals.
